SEA sold our home in late 2011. We were very pleased with the entire service, however three points warrant specific mention:


* Service: James made us feel like our home was the most important property on his books. SEA had numerous properties listed at the time, however he always made us feel that ours was his highest priority;

* Hard Work: James genuinely worked hard during the sales campaign – he didn’t wait for the property to sell itself. He very definitely exceeded our expectations in terms of the time and effort committed to the process, always being available and always with the next step in mind;

* Closing the Sale: Perhaps most importantly “James Knows How to Close”. This is a sales skill and James has it in spades. Mid-campaign he proposed a specific plan to bring the process to a head, created competitive tension and closed the sale in the time we required, delivering an excellent outcome in a difficult market.

We heard about James Smyth from two sources, one being a vendor and ex-real estate agent for whom he had sold a property and the other a buyer to whom James had sold a property. Each told us similar things, being he is knowledgeable about the market and professional in ensuring buyers have the best possible opportunity to buy the property by well-targeted advertising and diligently following up potential buyers.

We met James for the first time at our property and he gave us some good advice about how to prepare the property for sale, not only advising us what we should do but also what we should not do, which saved us some money. We had no real idea of what our property was likely to sell for and, for our second meeting, he provided us with a well-researched appraisal of the range of prices in which it was likely to sell, based mostly on sales in the suburb and nearby in the last year to 18 months. The thoroughness of this research gave us confidence in the range stated in the appraisal for the important task of choosing a figure for marketing purposes of a property to sell by private treaty. The figure we chose, based on James’ appraisal and advice, was a big factor in the large amount of interest shown in our house. On the other hand, it was not too low because we received only a few offers, not a flood of them. Each potential buyer wishing to make an offer got the chance to make his or her best offer and the property sold within about 3 weeks of going on the market.

We came out of it feeling good about the sale because we felt the market had been thoroughly tested to produce the best available offer and nobody had any complaints about the process. We never thought for a moment he was content to sell the property for a price within the range in his appraisal, he was always chasing the best available price.

We would recommend James to people wishing to sell their property. Although there is always luck involved in selling a property, the way he approached it maximized our chances of a sale at the best available price.

I would like to say I have dealt with a lot of real estate agents in my time and have only ever trusted one until I met you and your team!

The fact that you came from a financial background is the reason I picked you, our home being the major asset that we have. I do love my home but I still wanted top dollar! The photos plans advertising etc were all planned so easily.

I found all your staff very friendly and helpful especially with our cat who followed all the clients around from room to room and played with their children! Perhaps we could rent her out!

The one thing I especially noticed was the short time it took to get my messages returned. I would ring up with the most ridiculous questions and if it didn’t pick up immediately I knew I would get a return call very shortly.

Although nervous and apprehensive about placing our beloved home onto the market in an uncertain financial climate Jess and James were quick to reassure us that all the fundamentals stacked up and we would have no problems in selling our home. They were right!

Some judicious words of advice on how to present our house and the right type of marketing campaign together with a realistic price range generated 20 parties on the first day of open inspections.
